Living in Bruntsfield, Edinburgh

Leafy south Edinburgh on the edge of Bruntsfield Links and the Meadows. Stone tenement flats, a high street of independent shops and cafés, and a 15-minute walk to Old Town across the open parkland.

Bruntsfield sits south of the centre, between Tollcross and Morningside, with its eastern edge running along the open green of Bruntsfield Links and the Meadows. The spine of the neighbourhood is Bruntsfield Place — a busy independent high street — and the residential streets fan out on both sides: Montpelier Park, Warrender Park Terrace, Whitehouse Loan, Leamington Terrace. Housing is overwhelmingly Victorian sandstone tenements (three to five storeys) with bay windows and decorative stonework, plus a handful of large detached villas towards Merchiston. Bruntsfield Links is one of the oldest known sites for playing golf in the world — there is still a free public 36-hole short course on the parkland.

Who lives here

Mixed and stable. A core of long-term professionals — academics, lawyers, doctors at the nearby Royal Edinburgh Hospital — alongside families drawn by the catchment of James Gillespie's High School. Substantial student population in the larger tenement flats, mostly postgraduate and Edinburgh University staff. Older residents who have lived in the same flat for thirty or forty years are still common. International presence is moderate and steady.

What it's like during the day

Calm and walkable. Bruntsfield Place is busy through the morning with school-run families, dog walkers heading to the Links, and the cluster of cafés along the high street pulling a steady stream of laptop workers. The parkland on the east — Bruntsfield Links into the Meadows — is the unofficial back garden of the neighbourhood: cricket on Saturdays, dog walking continuously, students sitting on the grass in any sunshine. Holy Corner (the four churches at the Bruntsfield Place / Colinton Road junction) marks the south end of the high street.

What it's like in the evening

Pleasantly quiet. Restaurants and a handful of pubs along Bruntsfield Place keep the evening alive until 10-11 PM — Montpeliers, The Golf Tavern (overlooking the Links), Bennets Bar nearby on Leven Street. There is no late-night cluster. Residential streets are very quiet after 10 PM. Festival August touches Bruntsfield lightly compared to the centre — a few smaller venues take pop-up shows but the area does not feel overrun.

Getting around

Lothian Buses 11, 15, 16, 23, 27, 36, 45 run along Bruntsfield Place — 10-15 minutes to Princes Street depending on traffic. Walking to Old Town across the Meadows takes 15 minutes and is pleasant in any weather. No tram. No railway station in the neighbourhood — Haymarket is a 15-minute walk west. Cycling is excellent, with quiet streets and the Innocent Path network nearby.

Eating and shopping

The high street is dense with independent shops — bakeries (Falko Konditormeister, Lovecrumbs), butchers (George Bower), a fishmonger, several wine merchants, deli (Valvona & Crolla satellite), and bookshops. Restaurants span a wide range: Montpeliers, Toast, La Favorita, The Apartment. Coffee culture is strong — Söderberg, Project Coffee. Sainsbury's on Bruntsfield Place and Tesco around the corner handle daily groceries. Holy Corner and Bruntsfield Place together have one of the densest concentrations of independent shops in Edinburgh.

When NOT to pick it

If you need late-night nightlife, a railway station on the doorstep, or the lowest rent. Bruntsfield rents are among the higher tiers in the city — the parkland-edge addresses on Bruntsfield Crescent and Whitehouse Loan command premium prices. Tenements have steep stairs, no lifts, and the period charm comes with original sash windows and pre-war heating quirks. The high street is busy during the day and parking is restricted by zone. Bruntsfield is at its best for professionals and families who want a quiet residential setting, parkland on the doorstep, and a 15-minute walk to Old Town.
