Carcavelos and Parede are two coastal areas on the Linha de Cascais, the railway that runs along the coast between Lisbon and Cascais. Together they form a single freguesia of the municipality of Cascais, but they have different characters: Carcavelos has the biggest and busiest beach on the whole coast, the realm of surf and surf schools, and hosts the campus of the Nova SBE (Nova School of Business and Economics), a great magnet for international students. Parede, the next stop, is more residential and quiet, with cliffs, natural ocean pools and less bustle. Here you live with the sea in front and Lisbon at an honest distance: handy by train, but far from the historic center.
Who lives here
Lots of students, especially in Carcavelos thanks to the Nova SBE: Erasmus, international, young people sharing an apartment. Surfers and people tied to the sea all year round. Portuguese middle-class families, expats who work in the office hub between Oeiras and Cascais. Parede tends to be more residential and quiet, with a less young population than Carcavelos.
What it's like during the day
By day the beach rules. Praia de Carcavelos is long, sandy and packed: bathers, surf schools, people running on the Passeio Marítimo. At the western end rises the Forte de São Julião da Barra, a sixteenth-century fortress in military use (not visitable inside), an excellent landmark. In Parede the tone drops: a seafront, cliffs, the ocean pools and the more secluded Praia das Avencas.
What it's like in the evening
Limited evening life. A few beach bars in Carcavelos in summer, fish restaurants, spots busy with Nova students on nights out. No real nightlife: for the night you move to Cascais or, by train, to Lisbon. Parede in the evening is almost purely residential.
Getting around
The Linha de Cascais (CP) from Cais do Sodré stops at Carcavelos and then at Parede, with trains roughly every 15-20 minutes: central Lisbon is reachable, but it's not just around the corner (factor in a good stretch of travel). The Nova SBE campus is near the station and the Carcavelos beach, reachable on foot or with a short local bus ride. Urban buses connect the inner streets. A car is useful but parking near the beach is a nightmare in summer.
Eating and shopping
Major chain supermarkets (Pingo Doce, Continente) and neighborhood markets cover the shopping. Fish restaurants and marisqueiras, Portuguese tascas, casual spots and international cooking around the campus. In Carcavelos the offer is more oriented to young people and students; in Parede it's more neighborhood-level.
When NOT to pick it
If your life is in central Lisbon every day: the train commute is handy but long, you'll feel it. If you're after nightlife: there's none here. If the sea and surf say nothing to you, much of the area's charm is lost.
Carcavelos and Parede are the right pick if you want to live by the sea, perhaps while studying at the Nova SBE, accepting being far from the center in exchange for beach, surf and a calmer pace.
