The villa district around Park Sołacki: quiet streets, large houses and the most expensive residential address in Poznań.

Sołacz was laid out in the early twentieth century as a garden suburb for the well-off, and it has kept exactly that character. It sits north-west of the centre, built around Park Sołacki and its ponds, and it is the quietest and most expensive residential district in Poznań.

What it is

Streets of detached and semi-detached villas, most from the first decades of the twentieth century, on generous plots with mature trees. The park is the centre of the district, with ponds, old trees and a restaurant. Nearby are university faculties, particularly the agricultural and life sciences buildings, which give the area a steady academic presence.

There are also some newer apartment buildings on the edges, which is where most of the rental supply is.

Who lives here

Established families, academics, professionals and a certain amount of old Poznań money. Students appear near the university buildings but the district is not student territory. Rental turnover is low and the market is thin.

What it's like during the day

Very quiet. Traffic is local, the streets are lined with trees and the park is used all day by walkers, runners and parents with children. It feels a long way from the city, which is the point, though the centre is only a few minutes away.

What it's like in the evening

Silent. There is essentially no nightlife: a restaurant in the park, a few places on the edges, and that is it. The district goes to bed early and expects you to do the same. Jeżyce is close for anyone who wants to go out.

Getting around

Trams run along the edges of the district and reach the centre in a few minutes. Inside Sołacz you walk. Cycling is pleasant. Many residents have cars and here, unlike in the tenement districts, parking is not a problem.

Eating and shopping

Limited on purpose. There are small shops and a supermarket or two, but for a proper market or a wide choice you go to Jeżyce, which is close. This is the ordinary trade-off of a villa district and it does not bother people who choose it.

When NOT to pick it

If your budget is normal, because this is the most expensive part of the city and the rental supply is small. If you want life on the street, shops downstairs or anything to do after ten in the evening. It is the right choice for someone who wants quiet, greenery and space within a few minutes of the centre, and who can pay for it.
