Colocation Living in Nansouty, Bordeaux - chambre à louer entre particuliers, sans agence - Bordeaux

A gentrifying échoppe quartier south of Victoire, between Saint-Genès and Bègles. Rows of one-storey row houses, the small place Saint-Michel - Nansouty - Saint-Genès market, and a quiet residential character that's transforming fast.

Nansouty is the quartier just south of Victoire, between cours de la Somme and the boundary with the commune of Bègles. It's dominated by long streets of échoppes - the typical one-storey Bordeaux row house with shutters, a hidden interior garden, and characteristic limestone facades. The place Nansouty (named after Étienne Marie Antoine Champion de Nansouty, Napoleonic general) sits at the heart with its small daily market. The quartier was traditionally working-class - Polish, Spanish, and Portuguese Gastarbeiter migrants settled here through the twentieth century - but has gentrified noticeably since the 2010s as young professionals and couples have bought and renovated échoppes.

Who lives here

A real mix. Long-tenure working-class families with Portuguese, Spanish, Italian, Maghrebi or sub-Saharan African heritage. Young professional couples (often in their thirties) buying and renovating échoppes. Some students priced out of Saint-Genès. A growing share of artists, designers and architects drawn by the échoppe charm. The international expat presence is small but growing. Housing is overwhelmingly échoppes (some single-storey, some doubled vertically), with a few small apartment buildings and some new infill. Rents are moderate but rising fast.

What it's like during the day

Quiet and residential. Place Nansouty hosts a small daily market with produce, fish, cheese and meat. The cafés on the square (Café Nansouty, Le Petit Nansouty) anchor a quiet morning rhythm. The rue Belfort and rue de Nansouty commercial spines have bakeries, Pharmacie, butchers, a Carrefour Express, and the small Bibliothèque Capucins-Saint-Michel annex. The Parc des Sports Saint-Michel is at the southeastern edge - a useful green and sports space. Many residents work in central Bordeaux or in the aerospace cluster at Mérignac.

What it's like in the evening

Calm. A handful of restaurants and wine bars - Le Bistrot du Sommelier, Le Café Nansouty, the popular Magnum wine bar. For more nightlife, residents walk north 5-10 minutes to Victoire or Saint-Michel. By 11 PM Nansouty is largely asleep. The neighborhood evening rhythm is more about long dinners with friends in échoppe gardens than about bar-hopping.

Getting around

Good. The tram line B stops at Roustaing and the bus lines fill the cross-district routes. The walk to Victoire is 5-10 minutes. Cycling is excellent - flat streets, decent cycle lanes. The rocade is close, useful for drivers. Driving and parking are paid but easier than central Bordeaux. The walk to the Marché des Capucins is 10-12 minutes.

Eating and shopping

The place Nansouty daily market is a real centrepiece for a small quartier. Café Nansouty and Le Petit Nansouty anchor breakfast and lunch rhythms. Restaurants: Le Bistrot du Sommelier, Magnum, Casa Gaïa, La Casa di Bea - a real range of small bistrots with neighborhood loyalty. Carrefour Express and Casino cover groceries. The Marché des Capucins is the proper food shopping option. The Portuguese and Maghrebi groceries on cours de la Somme reflect the local mix. Bakeries on rue Belfort and rue de Nansouty.

When NOT to pick

Nansouty if you want city life and dense nightlife on the doorstep - this is residential and calm. Nansouty if you want a large Haussmannian apartment - the housing stock is échoppe-focused. Nansouty if you want guaranteed lower rents - gentrification is pushing prices up year by year. Nansouty if you have a car and need easy parking - the échoppe streets are tight. For young professional couples, designers, architects and creatives who want to renovate or rent a charming échoppe, with a daily market on the square and a quiet residential rhythm, Nansouty is one of Bordeaux's most-discussed up-and-coming picks. Just expect the gentrification trajectory to continue.
