Thousands of new flats west of the city: low rents and traffic you have to factor in.
Militari Residence is one of the most visible property phenomena of the last fifteen years in Bucharest: a very large cluster of new buildings that went up just outside the city boundary, in the territory of Chiajna, immediately west of Militari. Thousands of flats built in a few years, with prices noticeably lower than in the city and infrastructure that has struggled to keep up.
Who lives here
Young couples, first-time buyers, workers who have come from other parts of the country, students sharing to save. It is a young population, largely not originally from Bucharest, and the room market here is broad precisely because of the number of flats.
What it is like by day
By day the district is residential and dense. Buildings close to one another, shops on the ground floors, car parks everywhere. Neighbourhood greenery is scarce and public space is limited relative to the number of residents. The distinguishing feature is the traffic on the access roads, which is the thing everyone who lives here talks about.
What it is like in the evening
The evening is quiet and residential: people come home. There are bars, pizzerias and supermarkets open late on the ground floors. To go out you head towards Militari or into the centre, allowing for the time.
Getting around
The best link is the M3 at Militari, with Păcii as the nearest station, but the metro here is not reachable on foot: from the edge of the district it is almost a kilometre and from the centre of it more than two, so the normal thing is to take a bus. Surface lines connect the district to the city. By car the journey to the centre is short in distance but long at peak times: the access road is a well known bottleneck.
Eating and shopping
Chain supermarkets and shops on the ground floors cover everyday needs. For a wider choice there are the shopping centres of the western side, close by car. The restaurant offer is simple and local.
When NOT to choose it
Traffic is the structural problem of the area and should be weighed before anything else. Density is high, greenery and public services are below average, and you are outside the commune of Bucharest, with what that means for some paperwork. It is the right choice for anyone who wants a new flat while spending little and does not have to be in the centre every morning; the wrong one for anyone who cannot bear queues.
