The growing south: new buildings, low rents and the M2 within reach.
Popești-Leordeni is a commune of the first ring south of Bucharest, attached to the city and grown enormously in the last fifteen years with new residential complexes. It is one of the areas where a substantial part of young housing demand has moved, drawn by the prices and by the closeness to the southern terminus of the M2.
Who lives here
Young couples, first-time buyers, workers who travel into the city every day. The population has grown rapidly and largely came from outside Bucharest. The rental market is active and affordable.
What it is like by day
By day it is residential and quiet in the new zones, busier along the roads that connect to the city. The fabric alternates recent complexes, low houses and land still free. Public services lag behind the pace of building.
What it is like in the evening
The evening is quiet. Supermarkets and local places on the ground floors of the complexes. To go out you head into the city.
Getting around
The real advantage, and the reason for the building boom, is the M2: the stations at the end of the line, in the Berceni and Dimitrie Leonida area, are attached to the northern boundary of the commune, where the newest complexes stand. From there the metro is taken on foot and reaches the centre without changing. Moving towards the middle of the commune the distance grows quickly and you need the bus. Several surface lines connect the commune to the city; by car the roads towards the centre are busy at peak times.
Eating and shopping
Chain supermarkets and shops cover everyday shopping; there are shopping centres a few minutes away. The restaurant offer is simple and local.
When NOT to choose it
It is outside the commune of Bucharest, public services are below average and building growth has outpaced infrastructure. Without a direct metro, the daily journey depends on buses and traffic. It is the right choice for anyone who wants a recent home at a moderate price while staying connected to the south of the city; the wrong one for anyone working in the north.
