Living in Untergiesing, München

WG-Zimmer Living in Untergiesing, München - direkt von privat, ohne Makler - Munich

The lower half of Giesing, on the east bank of the Isar between the river and the railway tracks. Working-class roots, Auer Mühlbach mill stream, river beaches in summer and a slower neighborhood rhythm than upper Giesing.

Untergiesing - literally "lower Giesing" - is the half of the historic Giesing village that sits on the lower river-bank terrace, between the Isar river and the railway tracks. The name distinguishes the area from Obergiesing (upper Giesing), which sits on the higher ground behind. Untergiesing keeps the Auer Mühlbach, a historic mill stream that flows parallel to the Isar through the neighborhood and once powered a string of mills and breweries. The area was incorporated into München in 1854 along with Au and the rest of the eastern villages. Industrial use has largely disappeared - Paulaner's historic Nockherberg site on Hochstraße moved its main production out to Munich-Langwied in 2015, leaving the Paulaner am Nockherberg brewery-restaurant and beer hall behind - and the neighborhood has settled into a quiet residential mode that benefits from immediate Isar river access.

Who lives here

A mixed neighborhood community. Long-time Münchner working-class families (descendants of the historic Giesing-Au residents), a substantial Turkish, Italian and Greek community, a younger Münchner wave priced out of Au and Glockenbach, the Paulaner-Brauerei and other local employers' workers, families with school-age children, and a growing international expat slice. The demographic is mixed and shifting gradually toward gentrification, though slower than Au or Haidhausen.

What it's like during the day

Calm and residential. Mornings on Humboldtstraße and Birkenleiten are a flow of commuters, parents walking children to the various Grundschulen, and the bakeries opening early. The cafés along Humboldtstraße and around the Auer Mühlbach - a handful of local Bäckereien, a couple of design-led cafés that have arrived in the last five years - set the tempo. The Isar river bank along the Untere Au and Wittelsbacher Brücke fills on every warm day with picnickers, joggers and prams. Tourist density is essentially zero. The Paulaner am Nockherberg on Hochstraße - once the company's main brewery, now its restaurant, beer hall and a smaller in-house brewing operation - remains a landmark of the area, host to the famous Starkbierfest each spring.

What it's like in the evening

Subdued and local. A handful of Wirtshäuser, modern Italian restaurants and Turkish-Levantine spots along Humboldtstraße, Birkenleiten and around the Paulaner-Bräuhaus draw a neighborhood crowd. The Paulaner-Bräuhaus itself is one of München's most authentic Bavarian beer halls - locals more than tourists, with a Stammtisch tradition that resists casual visitors. The streets quiet down by 11 PM. Summer evenings on the Isar bank - Flaucher park and the river beaches just south of the Wittelsbacher Brücke - are an Untergiesing summer ritual, with grills, music and informal swimming.

Getting around

Strong connectivity. The U1 and U2 stop at Kolumbusplatz at the northern edge serves the neighborhood; the U2 Silberhornstraße is a 5-minute walk east. The S-Bahn at Giesing Bahnhof handles regional lines. Tram lines 17 and 25 cover the surface. Walking across the Wittelsbacher Brücke or Reichenbachbrücke to Glockenbach and Isarvorstadt takes 10 minutes. The Isar cycle paths along the Auer Mühlbach and the river are excellent. Munich Hauptbahnhof is a 15-minute U-Bahn ride.

Eating and shopping

The food scene tilts traditional Bavarian and Turkish-Italian-Greek rather than experimental. The Paulaner-Bräuhaus, the Wirtshaus in der Au across the river, the various Turkish and Italian trattorie along Humboldtstraße, the Greek Taverna Olympia. The Wochenmarkt am Wiener Platz (in adjacent Haidhausen) handles fresh produce. For groceries, Edeka on Humboldtstraße, Rewe on Birkenleiten, Aldi and Lidl on the peripheral streets, Vinzenz Murr butchers, several Turkish grocers. The Auer Dult fairs on Mariahilfplatz (in adjacent Au) handle festival shopping.

When NOT to pick it

If you want central nightlife or immediate U-Bahn density. Untergiesing is 10-15 minutes from the Marienplatz by U-Bahn - close, but a real distance. The Paulaner am Nockherberg is part of the neighborhood's identity (with the Starkbierfest crowds it draws each spring) rather than a problem, but it's there. Some of the older apartment stock is dated. The railway tracks on the western edge bring noise. The Oktoberfest spillover from the Theresienwiese passes through the western edge in mid-September.

Untergiesing works particularly well for the young professional priced out of Au or Glockenbach who wants east-bank München at lower rents, for the family with school-age children seeking real Wohnviertel feel with Isar river access, for the Münchner local with neighborhood roots, and for the international newcomer who values lived-in München over polished centrality. Rents are still meaningfully below Au, Haidhausen and Glockenbach for comparable space, making Untergiesing one of München's better value central-adjacent picks.
